What happened
Invitation Homes Inc. (NYSE: INVH) sold 658 homes in the third quarter and used the net proceeds to buy back its own stock. For holders, the sales fed a smaller share count, which helped lift per-share cash flow.
Most of those homes went to families buying for their own use. Gross proceeds were approximately $318 million. The company acquired 216 wholly owned homes, so net sales were 442 homes and net proceeds were approximately $245 million. It bought 8,874,903 shares for approximately $250 million in the quarter.
On Oct. 26, the board authorized another $500 million repurchase program with no expiration date. Remaining authorization stood at $150 million on Sept. 30.
Total revenues rose 6.3% to $731 million from $688 million a year earlier. Property operating and maintenance costs rose 2.0% to $264 million. Net income available to common stockholders rose 15.6% to $158 million, or $0.27 per diluted share. That includes a gain on property sales of $136.2 million, up from $45.5 million. Core FFO per share rose 2.4% to $0.48, and AFFO per share rose 0.1% to $0.38.

Where the per-share gain comes from
Core FFO per share rose, but total Core FFO did not. By OptimistFi's calculation, Core FFO fell 1.6% to $282.85 million from $287.47 million a year earlier. The filing credits the per-share increase mainly to a lower share count and Same Store NOI growth.
The share count shows the effect. By OptimistFi's calculation, common shares outstanding fell 4.8% to 581.8 million on Sept. 30 from 610.8 million on Dec. 31, 2025. AFFO follows the same pattern. It fell 3.9% to $226.02 million from $235.12 million, while AFFO per share edged up.
From Dec. 1, 2025 through Oct. 27, the company repurchased 36,923,753 shares at an average price of $26.78, for nearly $1 billion. The company says that price implies a value of approximately $280,000 per home. Homes sold in the same period averaged approximately $460,000 in gross sales price.
CEO Dallas Tanner said the company intends to keep funding buybacks with home sale proceeds whenever its stock trades at a meaningful discount to the value of its homes.

Why it matters
OptimistFi has argued that Invitation Homes is worth owning if it turns demand for good homes into durable rent and cash-flow growth. It must do so without overpaying for homes or losing margin to property costs. Selling homes above the value the stock implies, then retiring shares, supports the capital discipline part of that view.
The operating side is less clear. Same Store Core Revenues grew 1.6% but Same Store Core Operating Expenses grew 2.5%, so Same Store NOI rose just 1.1%. Controllable expenses rose 4.9% while property taxes slipped 0.3%.
Average occupancy was 96.4%, down 10 basis points from a year earlier and below 97.2% in the second quarter. Renewal rent growth was 4.3% but new-lease rent growth was negative 0.2%, giving blended growth of 3.0%.
Expenses growing faster than revenue is the margin risk in OptimistFi's framing. The per-share gain also depends on continued home sales, since sale proceeds pay for the buybacks.
What the raised guidance covers
Management raised the 2026 Core FFO per share midpoint by $0.01 to $1.96, inside a range of $1.94 to $1.98. The Same Store NOI growth midpoint rose to 1.2% from 1.15%, within a range of 0.7% to 1.7%.
The midpoint for Same Store Core Operating Expenses growth fell to 3.2% from 3.5%, assuming property taxes rise 3% to 4%. The midpoint for wholly owned dispositions rose to $950 million from $850 million. So far this year the company has sold 1,798 wholly owned homes for gross proceeds of approximately $833 million.
Pathway unwinding and the balance sheet
On Sept. 15, the company signed agreements to dissolve the Pathway joint ventures, Pathway Property Company and Pathway Operating Company. It acquired the general partner and all other interests in Pathway Homes. It consolidated the 894 homes it owned there, which are now reported as wholly owned.
The company recognized a non-cash net loss of $30.4 million on the dissolution. That loss is excluded from Core FFO, AFFO and Adjusted EBITDAre, so it does not touch the per-share figures above.
At Sept. 30, available liquidity was $1.34 billion and total debt was $8.81 billion, 89.8% of it unsecured. Net debt to trailing twelve-month adjusted EBITDAre was 5.5x, within the company's target range of 5.5x to 6.0x. The revolving facility balance was $485 million, up from $145 million at Dec. 31, 2025.
What's next
Invitation Homes will host a webcast on Thursday, Oct. 29 at 11 a.m. Eastern Time to review the quarter and take questions from sell-side analysts.
The next quarterly report will show whether Same Store expense growth narrows toward the lowered 3.2% guidance midpoint. It will also show whether home sales stay on pace for the $950 million midpoint. Slower sales or faster expense growth would weaken the buyback-funded case.
